CALABASAS– DEMOGRAPHICS AND GEOGRAPHY
Calabasas is located in northwest Los Angeles County in the foothills
of the Santa Monica Mountains National Recreation Area and adjacent
to San Fernando Valley. Neighboring communities are Agoura Hills,
Hidden Hills, Malibu, Topanga, and Woodland Hills. From downtown Los
Angeles, Calabasas is 25 miles west (8 miles east of the Ventura County
line). Primary access is by four freeway exits off the 101 Ventura
Freeway, or by taking Malibu Canyon Road 4 miles north from the Pacific
Coast Highway.
The City has a General Plan, allocating specific land use policy for
stable growth through public-approved developments that provide for
employment and retail opportunity within the community. The General
Plan includes an anticipated 3.7M sq. ft. of commercial/industrial
development over the next 20 years.
As a "Tree City U.S.A.," Calabasas contains some of the
most scenic and protected topography of Southern California. Heritage
oak trees, Santa Monica Mountain peaks, ridgelines, canyons, creeks
and woodlands create a feeling of openness and give Calabasas its
rural character. Oak trees are a protected species within Calabasas.

Calabasas benefits from onshore ocean breezes and wind patterns that
produce cleaner air than most areas in the Los Angeles basin.
The Los Angeles County Fire Department strictly enforces brush clearance
in Calabasas and implements other preventative programs to keep the
area safe from brush and wild fires.
The Los Angeles County Sheriff’s Department serves the unincorporated
areas of Los Angeles County as well as contract cities such as Calabasas
and Hidden Hills.
Calabasas has 55 pocket communities that range from apartment complexes
and affordable townhomes to multi-million dollar estates. Neighborhood
communities feature a variety of living preferences. While known for
its gated communities, Calabasas also has several traditional neighborhoods,
and tucked off one of the city's scenic corridor, Mulholland Highway,
are custom homes, a beautiful mobile home park, and older communities.
